MORE than 100 new homes could be built on rural land in Burnley.

Miller Homes has lodged an application with Burnley Council proposing to build 129 new homes off Red Lees Road in Cliviger, Burnley.

The site is currently used as farmland.

Developers say the scheme will be high quality and consist of large three and four bedroom homes.

They say providing smaller, affordable homes would increase the density of the development and have instead proposed paying cash to the council as part of a Section 106 agreement which can be used to fund affordable housing elsewhere in the borough.

If approved, money will also be put towards education, with the level of contribution to be agreed with council officers.

Niall Mellan, of agent Hourigan Connolly, said: "The site has good access to Burnley town centre with existing bus stops adjacent to the site on Red Lees Road.

"There are a number of local amenities within walking distance to the site including a post office, a pharmacy, a supermarket and a primary school for example.

"The proposal comprises the development of the whole site for residential purposes. A range of three and four-bedroom housetypes have been chosen having regard to local need and demand, ensuring each area of the market is provided for including first time buyers, families and those downsizing.

"All of the housetypes are two storeys, the majority of which are detached although there are a small number of semi-detached and short terraces.

"The chosen housetypes have a traditional style which will allow the development to seamlessly blend into the character of the

area.

"In summary the proposals represent an opportunity to develop an unremarkable greenfield site for much needed new housing that will have significant benefits in relation to environmental, social and economic considerations.

"There are no known constraints to development and the council could expect the scheme to be complete within four years.

"A high-quality development will be delivered which would be of benefit to social well-being.

"There will be contribution towards affordable housing resulting in social cohesion and contribution towards education provision.

"The provision of formal public open space and a children’s play area onsite will be to the benefit of new and existing residents."
